UPDATE FROM YOUR CHARDONNAY C0-OWNERS BOARD

Spring Walk
The Board conducted the annual ‘Spring Walk’ of the grounds and exteriors of our 17 Condo units as well as the Clubhouse, pool area and storage building. The chairs of the Maintenance (Chuck Gerhardstein) and Landscape (Daryl Moore) Committees as well as representatives from T. R. Gear Landscaping were also on hand. A sample of the items needing attention includes:
• Removing dead trees and shrubs
• Getting limbs cut back on some trees
• Sowing additional grass seed or putting sod down in some bare spots
• Areas around some air conditioning units need gravel, etc.
• Ends of deck boards need to be stained when top of decks are stained
• Holes in the ground a couple of places
• Identified buildings to be painted in 2008
• Facing boards needing repair
• Bird houses hung on decks
• Bikes and other items stored on patios.
• Drains turned the wrong way (closed end needs to be away from drain pipe so water will disperse rather than forming a ditch)
• Door Bell panels in terrace buildings look bad
• Bent drain pipe
• Concrete broken in front of door at one building
• Water not draining properly at one section of fence
• Fence needs repair and staining
• Identified vehicle with expired tag and one with flat tire

Board Meeting
We missed most of you at the Board meeting on April 17th. Only a portion of the meeting is open for owner comments; however, please know that your Board values your questions, comments and overall input. Many of the actions taken by the Board are based on you identifying an issue and on your recommended solution.
The next Board meeting will be Thursday, June 19th at 7:00 p.m. Mark your calendar.

Listed below are some of the items covered at the Board meeting:
• Securing bids for replacement weight lifting equipment (current equipment has seen better days)
• Ad Hoc Committee (old Board) will be issuing updated Welcome Book soon
• A sign will be purchased to announce Board meetings and other activities
• Replacement door handles for the terrace buildings will be considered later in the year if funds are available
• Door Bell panels in the terrace buildings are in the process of being cleaned and the ones cleaned look much better.
• The phone outside the Clubhouse will continue to be 911 and local calls
• The Board has secured a bid for painting two buildings and the fence and will get a bid for an additional building
• Ron Culp has resigned as Grapevine editor. Anyone with interest in assuming this role should contact Madeline Ruf, Board President

Deck Staining
On the “Spring Walk’ we noticed that the ends of the boards on many of our decks look as if they need stained. How may of us remember to make sure the ends of the boards get some stain at the same time the top of the boards do? Stain on the ends of the boards will make our decks look nicer from the outside as well as maybe extend the life of our decks.

Speed limit on our streets
While we do not have a posted speed limit for the streets in our Community, the Cold Spring Police Department advises that, when there is no posted speed limit on of the city streets, the speed limit is 15 MPH. My deck overlooks Chardonnay Drive and some of us seem to be going pretty fast! Notice the speed you are traveling up and down the hill and on the other streets. For all of our safety, please be cautious and travel at a reasonable speed

Building & Grounds Representatives/Captains
We currently have an informal system in place. I would like to say thank you to each of you who make sure the grass is watered, the light bulbs replaced and all the countless other tasks you either do yourself or make sure it is known for others to address. In order to assure all buildings and grounds areas have someone making sure that all is well, the Board has decided to institute a more formal system. Please join me at 7:00 p.m., May 15th at the Clubhouse, to discuss this program and/or if you would like to volunteer to be a Building Representative/Captain. If you are interested and unable to attend, please contact me at 781-1546 (Lola) to make sure you are included and that your input is received.

Clubhouse Cleaning
Your help is needed for the ‘Spring Cleaning’ of our Clubhouse. On Saturday, May 31h at 10:00 a.m. we will gather at the Clubhouse to make it “Spic and Span”. Cleaning supplies will be available while you plan on supplying the elbow grease.

Reminder about your garbage
Please make sure that your garbage is in the dumpster and not your garage. It was noted at the Board meeting that some bad smells are coming from a few of our garages. Do yourself and your neighbor a favor and make sure the smelly stuff goes into the dumpster.

Terrace Building Doors
Some of our Terrace Buildings have problems with the front doors not closing properly. If the front door of your building sticks or does not close well, please contact Towne Properties to report the issue.

YES, VIRGINIA, THERE IS A SANTA CLAUS

“Santa”, Ned Barnes, has donated a pressure washer to the pool committee. Thanks to Helen Lehkamp, Lola Bennett, Barb Schneider and Kathy Frambes for their help in getting the pool furniture, etc. in shape for the coming pool season. All the furniture was cleaned in less than 3 hours.

A BIG THANK YOU TO THE FOLLOWING CHARDONNAY OWNERS

Daryl Moore and Chuck Gerhardstein for all their hard work they have been doing cleaning up areas of the grounds.

Daryl Moore for getting a terrific bargain on the geraniums and for Jerry Lehkamp, Daryl, Lola Bennett and Madeline Ruf for planting the flowers at the entrance.

Bob Wheeler and his pool committee crew for the fine job they did on cleaning of the pool and patio furniture.

We need to give thanks to all of the volunteers for their service to the community. They save the homeowners quite a sum of money over the year by their dedication.

Once again, everyone needs to pay more attention to the owners of dogs, making sure they pick up after their dog. If any of us see an owner not doing this, report them to Towne Properties. Remember, you don’t have to give your name. Just give them the name of the owner who is breaking this rule. This is one of the rules that is broken most often.

Please make sure that the outside water in your unit has been turned back on for the summer season.

STAG NIGHT

Due to lack of interest, the attempt to organize a stag night for the men has been put on hold. Maybe in the near future we could take another look at having this get-together and have it during the day or at having some sort of Sport Night for the men. If you have any suggestions, contact Ned Barnes @441-1002.

“Happening”

We will be restarting our “Happening” at the Clubhouse starting May 7, at 6:00 pm. Just bring something to throw on the grill and a side-dish or dessert to share and we will have a good time socializing. This is a good opportunity to meet your neighbors and have some relaxing fun

Golf balls are like eggs. They’re white and they’re sold by the dozen and you need to buy fresh ones each week!!!!!

“OPERATION HUG” FUND RAISER

Noble Roman’s Pizza will donate a percentage of their eat-in sales on May 14 from 4:00pm until closing. These monies earned will be used to help purchase supplies and pay for the shipping of the care packages which are sent to Iraq. Our troops are scheduled to come home in either November or December of this year. Let’s pray for their safe return home.

A NOTE FROM YOUR SOCIAL COMMITTEE

Pool Opening and Memorial Day Festivities

Saturday, May 24th will be the official opening of our Chardonnay pool. Bring a dish to share for brunch at 10:00 a.m. (coffee and juice provided). The Queen and King will arrive at 12:00 for the first venture into the water. About 5:00 p.m., after a relaxing afternoon around the pool, burgers, brats and dessert will be served.

On Memorial Day, Monday, May 26th we will have a flag ceremony at 9:30 a.m. Donuts and coffee will be available both before and after the flag ceremony. Share in the honoring of our military men and women.

Something new, something fun! TRIVIA NIGHT – June 27th at 7P.M.
We will have teams of 4-6 people at each table competing to win. Winners will receive a nice prize. Your social committee will provide pretzels, chips and sodas. So put on your thinking cap and come join the fun.

Well we thought it might be time for another auction. This is scheduled for August, so if you have anything you would like to donate please call one of your social committee members. The items donated should be in good shape. If you like, we can pick up your donations and store them until August. We will also be setting up a drop off date at the clubhouse about a week before the auction. If you have any questions please call one of the committee members. We did this two years ago and had a great time. This will be open to you and your family and friends. Besides the regular bidding auction we also had a Chinese auction for the smaller items. The profits go back into our community. Hopefully, with your help, this year’s auction will also be a success!

In July we have a Ladies Fashion Show and Luncheon. This will be by reservation only. Chardonnay residents will be first on the list. There will be a waiting list you can put a friend or family member on in case we have additional room. There will be more on this in the next grapevine newsletter.


Correction
The March issue of the Grapevine inadvertently omitted Gail Hewitt from the list of members of the Social Committee. Gail has been on the Committee for a very long time and is especially valued for her creativity in making sure our decorations are super.

SWIMMING POOL POLICY

The pool is open from Memorial Day until Labor Day from 7:00 AM until 10 PM.

1. The Pool Area is defined as the area within the pool fence.

2. This pool is private for the use of residents/lessee and their guests. All residents and accompanied by an adult resident who is responsible for the children. The resident must stay with their guests the whole time they are at the pool.

3. Residents are permitted to have guests at the pool and must stay with the guest. Guests are limited to four (4) on Holidays and Weekends.

4. No diving is allowed.

5. No pets are allowed inside the pool area.

6. No glass containers are allowed in the pool area.

7. No resident or guests may enter pool area alone.

8. No running in the pool area.

9. Proper swimming attire is required and infants must wear swimmer pants at all times.

10. Residents and guests using the clubhouse for private functions are not allowed in the
pool area.

11. The Pool gate must be locked at all times.

12. The Pool furniture is not to leave the pool area.

13. Radios may be played at the pool but not loud enough to annoy other pool guests.

14. Flotation/Toys are allowed as long as they do not interfere with other swimmers.

15. When leaving pool area, close umbrellas.

16. No resident may give pool or restroom keys to anyone.

17. The Association is not responsible for personal property at the pool area.


It is the responsibility of each resident to see that these rules are enforced.

The Board has a right to suspend the use of the pool and may fine abusers of the rules.
