FROM THE BOARD

Last month Bill wrote that we start the New Year on the right foot. Well, I think the Annual Meeting was the kick off to another productive, enjoyable year at Chardonnay.

At the Annual Meeting Dave Munro complimented the community for the large attendance and interest shown in community affairs. He introduced Lydia Peeno who is our Town Property Manager as of January 1. So now calls should be placed to her. See her phone number and E-mail on back of the Grapevine.

Thanks to all who attended and voted or sent proxies. The new elected Board members are Ned Barnes and Paul Ford. The new officers are: President – Bill Frambes, Vice President – Alan Hahn, Secretary – Marge Rauch, Treasurer – Paul Ford and Member at Large -- Ned Barnes. Special plaques of appreciation were given to Jim Remley and Gerri Kortekamp for their service on the Board.

At the beginning of 2006 the Board collaborated making a list of 48 goals to accomplish. Bill read a list of 32 items that have been completed, many of which I am sure you have noticed and enjoyed. New clubhouse carpet, gazebo area irrigation, benches, and a new patio to name a few. Many are not as visible, such as constant attention to repairs and preventive maintenance. All of this is due to efforts of resident volunteers. Our volunteers of the year are: Ron Culp, Dave Trowbridge, Chuck Gerhardstein and Bob Wheeler.

This year the Board will be reviewing Chardonnay rules and regulations, & Clubhouse rental contract. Most of this is found in your “Welcome Book” so review it and make suggestions about the rules you live by. Rules are made not only to protect your investment but as a guide to live in peace and harmony as co-owners.

DECK MAINTENANCE

Each owner is responsible for maintaining the wood floor of their unit’s deck. Owners can do the work themselves or have anyone they want to do the cleaning for them. The deck needs to be pressure washed and have a clear deck sealer applied. This should be done every 2 or 3 years.

We have received a bid from the painting contractor, Paramount Painting Inc.., who is painting our buildings.

Terrace building decks are $175.00 and Villa building decks are $275.00. The Terrace buildings that have the small front decks can be done for $110.00.

To save money, owners can get a group of 5 or more people to have their decks cleaned at the same time. The price for 5 or more decks on Terrace buildings would be $135.00 and for Villa buildings the price would be $235.00. The Terrace small front decks would be $70.00.

Paramount requests that all items be removed from the deck, except grills, before they arrive. They will pressure wash and let the deck dry. They will apply Sherwin Williams oil base deck sealer with a high UV resistance. They apply this sealer with a hand brush and also make sure the other decks below are covered.

If you are interested, just call Paramount Painting at (859) 824-1194 to schedule. If you want the discount price you should have all 5 names at the time that you call Paramount.

NEW PROPERTY MANAGER

We have a new property manager replacing Dave Munro of Towne Properties. Her name is Lydia Peeno and for any problems, complaints and/or violations she can be contacted at 291-5858.

ATTENTION PET OWNERS

We are still experiencing the problem of pet owners refusing to pick up after their pets. It is upsetting to home owners that have to pick up on a regular basis because someone refuses to carry a pooper scooper or bag and perform their neighborly duty. Kindly see that this is being done before an all out conflict between home owner and pet owner occurs. This is a peaceful neighborhood but some people have been known to become upset over situations such as this. Should you see this happening, step up and contact Towne Properties @ 291-5858. THIS IS A VIOLATION AND SUBJECT TO FINE.

Valentine Dinner

The honor of your presence is requested at our annual Valentine dinner. The community dinner will be held on February 9, 2007 at the clubhouse and we will begin eating at 6:00 p.m. This is a catered dinner – choice of Lasagna or Beef with noodles – and the cost is $10 per person.

RESERVATIONS ARE REQUIRED. Please call either Judi Hahn (781 6329) or Pat Malloy (781 7171) to secure your seat at the table. Seating is limited.

All community residents are encouraged to attend.

EUCHRE/BRIDGE

Euchre will be on Thurs. Feb 15 and Bridge will be on Monday Feb. 26, both at 7:00 PM.

NOTE OF CONDOLENCE

The Chardonnay Community would like to express their deepest sympathy to the family of Trulin Mullins in his passing. His presence in the community will be sorely missed.

REMEMBRANCE LANE

Work has begun by the Chain Gang to establish a “Remembrance Lane” around our new pool area patio. Residents who have died while living at Chardonnay, will be remembered with their names engraved on a brick which will be placed around the patio. If you would care to contribute to this project or wish more information, contact Nancy Trowbridge at 442-0244.

ANNUAL HOMEOWNERS MEETING

The Annual meeting was well attended. We had a total attendance of 66 people representing 50 homeowners. There were 12 proxy ballots and 12 absentee ballots for a total of 74 votes. We needed 50 owners in attendance or by proxy and we had 62. A big thanks to all the owners who participated in their community election.

Thanks to the Chain Gang for supplying all the refreshments for the meeting. As usual, we had plenty of goodies.


BOARD MEETINGS

The Board Meetings for 2007 will be held every other month starting in March. The meetings will be held on the 3rd Thursday of the month in the clubhouse starting a 7:00 PM.

BINGO

February’s Bingo session was well attended. Approximately 18 players participated. Rick
Eglian was one of the big winners. There was no winner to the, so the pot will increase again next month, just waiting for you to win. Please plan to attend for a fun session.
