CHARDONNAY COUNCIL OF CO-OWNERS ANNUAL MEETING


This year the Chardonnay Board of Directors has decided to have the Annual Owners meeting on Tuesday January 15th, 2008 at 7:30 pm at the Cold Spring Elks. In our bylaws (Article III, Section 1, Annual Meetings) Chardonnay Council of Co-Owners is to have a regular Annual Meeting of its members within the first quarter of each calendar year. The major reason for this owner meeting is to elect new board members.

This year we will elect three board members to a two year term and one board member to a one year term. The one year term is to replace the final year for Paul Ford who is leaving the board. Board members can only be unit owners at Chardonnay. Each owner should consider and want to serve the community that they own and live in. Many owners say, I just do not have the time to serve. Today the amount of time that board members spend in service to the community averages 4 to 5 hours per month. On a monthly basis that is only 1% of your waking hours per month.

We have many owners who could contribute 1% of their time and who have many talents to help manage Chardonnay thus making it a nice place to call home. Many owners have ask “How can I help”, the answer is become a candidate for the board or serve on a Chardonnay committee.

It is also very important to attend the owners meeting so that you can exercise your vote for the people that you want to manage our community. We must have 30% of our total voting members present, either in person or by proxy to have a valid meeting. If you can not attend the meeting please consider giving your proxy to an owner that will be attending so that we can have our 30% participation. Proxy and absentee ballots will be available after December 1. Board members will have proxy ballots and Towne Properties will have absentee and proxy ballots. All absentee ballots must be mailed back to Towne Properties. Proxy ballots can be given to the person you’re giving your proxy to.

There will be door prizes awarded again this year. One will be One month Condo fee “FREE”. Owners must be in attendance to win door awards.

I have served the Chardonnay community ever since Kathy and I moved to Chardonnay over 6 ½ years ago. I first served as a member of a committee to look into the financial status of the Chardonnay Association. I was then asked by Fischer Builders, during the development period, to serve on the Chardonnay board of directors. While serving I helped the board with the transition from Fischer control to owner control.

I was elected to the first owner board of directors and have served as President of the board for 2, two year terms. In the leadership role, with the board, we have been able to improve and maintain the Chardonnay community. This has been done by keeping the financial structure for Chardonnay solid with minimal increase in costs and Condo fees.

I want to continue to help make Chardonnay a place that our owners really enjoy and are proud to call it their home. I also want to continue helping improve our community so that the property values grow and other people want to live here when the opportunity presents itself.

Thus I am seeking another two year term on the Chardonnay board of directors.

Lola and her husband Tom became residents of Chardonnay in May of 2006. Lola retired in 2005 after spending thirty years in the financial area of United Way and other not for profit organizations. Their daughter and two granddaughters live in Cold Spring as well. Tom being a Kentucky native provided the incentive for returning to Kentucky after spending twenty years in Troy, Ohio.

Lola has served as the secretary for the Social Committee for the past year and “sometimes” participated with the Chain Gang. She recently assisted the Board with the review of the documents, regulations, policies, etc.. that govern our community.

I am a new resident of Chardonnay, moving here in April, 2008. I like the small town atmosphere, set apart from the larger community of Cold Spring. I am a lifelong resident of Campbell County, growing up in Melbourne and living the last 40 years in Crestview. I retired from Northern Kentucky University after 23 years. While at Northern I was active in the staff organization that worked for the benefit of all staff at the University. I served as an elected representative, committee chair and was President for one year.

During this time I also was elected to a Commission seat on the Crestview council and served in that position for over twenty-two years. I then served a four year term as Mayor before moving out of the city.

I would be honored to serve on the Chardonnay Board

Ken Allen is retired from the Cincinnati VA Hospital where he worked as a Research Chemist. He served on the Health and Welfare Committee of the Legislative Research Commission (Frankfort, Ky) representing seniors in the Northern Kentucky Area Development District and has represented seniors as a Council on Aging member and served as chairman of the Planning Committee. Ken is a life member of the University of Cincinnati Alumni Assoc. and the DAV.

My platform is simple. I want to keep the cost of living here as low as possible and the physical condition and beauty of the Chardonnay Condos up to par.

My husband Bob and I have been residents of Chardonnay for 5 ½ years. We are the parents of two children and one granddaughter. I have been employed in the healthcare industry for over 48 years and recently retired from the Cincinnati VA Hospital. I held many positions during that time including staff nurse, physician office nurse, administrator and director of nursing of a long term care facility, nurse manager, quality management nurse, case management and a research coordinator. I enjoy working with people and being a team player. I think my past experience will be an asset to the board. I have no agenda other than to enhance and build upon the progress made by the competent and dedicated past board members. The board members have been financially responsible and have maintained an aesthetically pleasing community where I am proud to reside. The board could not accomplish their goals without the input of the residents and the outstanding work of the various committees. If elected to the board I would be very supportive of the committees and encourage more resident involvement.

My name is Betty Ann Fremal and I have lived at Chardonnay for two years. I’ve enjoyed many of the activities here including bridge, the pool (along with my three grandkids) and anything involving food! I have taught math for the past thirty plus years, at the University of Cincinnati and presently at The Summit Country Day School. I have served on the Board of Education at St. Ignatius, where my children attended, and as Chair of the Math Department at Summit and as a member of our faculty council. I’ll be retiring from teaching at the end of this school year, and would be happy to use some of that free time to serve on the board of Chardonnay to help keep this such a wonderful place to live

FROM YOUR SOCIAL COMMITTEE

NIGHT UNDER THE STARS – what a beautiful night! We lucked out, the rain ended the day before and we had a nice cool night. We also had a few new faces show up, which was great! We had snacks, drinks and even a fire pit that we used for roasting marshmallows for smore’s. There was music, dancing and even a little bit of karaoke. This turned out pretty good since it was a last minute decision and the first time to do this. Maybe we can repeat this again next year.

MONTE CARLO NIGHT - brought out a few more new faces! We had a great time, all the tables were full. Bill Frambes was dealing at a red-hot poker table and stakes were high! Joe Malloy was having a run of luck and was one of our big winners that night. We had a second poker table being dealt by Lola Bennett and a second Texas Hold’em dealt by myself, Pat Rummel. Dave Trowbridge was dealing at the other Texas Hold’em table, which was full the whole night. Bob Wheeler was winning pretty good at his table. Jerry Lehkamp started off dealing at the Black Jack table, which always draws a crowd. Bob Wheeler gave Jerry a break later that evening. Dwain Bowling had another hot player at his dice table. Rhoda Wheeler came out with cash in her pockets to take home and I think Judy Bowling was doing pretty well at the dice too!

At the end of the evening we exchanged the funny money for the real thing and quite a few people went home with some of their money back, which wasn’t bad for having four hours of fun. Monte Carlo Night is one of our yearly events, so look for it again next year.

We had a few door prizes donated by Jerry Kramer owner of the Bluegrass Carryout and Pat Rummel.

My very special THANKS to all my dealers who volunteered their help and time. Without them we would not have had a Monte Carlo Night. I’d like to also thank all my committee members that came that night to help make the night run smoothly.

START THINKING AUCTION!!!
Yes we’ve decided to have another auction this coming year. I know this is pretty much ahead of time since the auction is set for next August, but the early bird catches the worm and we’re hoping to catch you before you get rid of those things you don’t want when you are remodeling, cleaning out your cupboards or just tired of looking at it. So hold on to it, put it in a box and set it aside. If you really don’t have room to keep it, contact someone on the social committee and we’ll come pick it up.

If you were here two years ago when we had our first auction it was lot of fun. This year it will be open to you, family and friends. Besides bidding on our larger items we had five tables of smaller items that were open bidding. All items donated should be in good shape. All monies made from this auction will be put back into our community. Our profits from the last auction went towards our new patio, and the new binders for the telephone books.

As with all our functions, the profits go back into our community, usually in the way of food, supplies and decorations, etc. The Board, Social Committee, Landscaping Committee, Pool Committee, Welcome Committee, Finance Committee, Architectural and Maintenance Committee and the Chain Gang work very hard at keeping Chardonnay the best place to live, socialize and have fun! We’d really like to see more of our neighbors get involved with the community. This could be by serving on the Board, on one of the committee’s or just by attending the functions. So don’t be shy, we welcome everyone with open arms.

Thirty-Two of our residents attended our Thanksgiving dinner. The food was excellent and everyone had a good time. Some of our ladies serenaded us with a vocal prayer to start off our feast. Thanks to all who helped with this event.

Your Social Committee is working hard organizing events for the coming year. They can always use volunteers.

CHARDONNAY GOLF LEAGUE
The Chardonnay Golf league is again making a request for residents of the community who enjoy the game of golf, to join with us and participate in our Tuesday morning golf league. Next year, 2008, will be our sixth year of play and we have become a very popular group league at the A.J. Jolly county golf course, so much so that we are receiving
requests from people outside the Chardonnay Community who would like to join our league. You need not be an excellent golfer as the method of scoring
and our handicap system makes all golfers competitive.

WINDOW CLEANING
Tim Roderick is the person who cleans our Terrace hall large windows and chandeliers for the community. He does a great job and his charges are very reasonable. If you care to give him a try on your own Condo windows just give him a call at Tim’s Window Cleaning at 849 781-4529. He will also do Villa owners cleaning of the hall chandelier.


IMPORTANT WINTER INFORMATION

EXTERIOR WATER BIB TURN OFF
November is the month that we MUST turn off the outside water bibs for the winter. The water bib turn off valve for the 12 unit terrace buildings is located in units 101 and 104. The 10 unit terrace buildings are located in units 201 and 204. You should find these turn off valves either under the sink cabinet in the bathroom or in the laundry room.

The turn offs for the villa buildings are at each end unit of the building and will be found in the similar locations to the terrace buildings. Please contact Towne Properties at 859-291-5858 and talk with Lydia Barrett letting her know that you have completed the turn off. Any questions about this issue can be answered by Towne Properties as well. Your cooperation is needed so that we do not have water pipes freezing and breaking during the winter months.

It is also important that all hoses are taken off the faucet for the winter. The faucets are anti-freeze faucets but only work in that mode when the hose is disconnected.


OPERATION HUG UPDATE

On Nov. 1, three of our soldiers from Ft. Campbell, Ky. were involved in an IED (Improvised Explosive Device). 1st Lt. Tracy Algier was killed and two others were injured. One young man has a broken femur and the other was burned over 85% of his body. He is recuperating at Ft. Sam Houston Hospital in San Antonio, Texas. The other young man with the broken femur is at Walter Reed Hospital.

We have been packing boxes and sending them to Iraq. Any support, monetary or supplies, are greatly appreciated.

Rental of the Clubhouse is now $50.00 starting in January 2008.

Homeowners late fees have been increased to $35.00 starting in January 2008.

Sparkle & Shine won the bid to do the Hallway Cleaning and T.R. Gear will continue to do the landscape maintenance. Kinker-Eveleigh Agency won the insurance contract. Rumpke will continue with the trash removal. Steve Nash will continue the snow removal. Towne Properties will continue property management. Art Daniels will continue with the pool maintenance. Mountjoy and Bressler will be the auditors and Cuni, Ferguson and Le-Vay our legal conunsel.

We thank all the Board Members, Committee Members and Volunteers for their service this past year in making living at Chardonnay an excellent experience!!!

We are still having the “Happening” each Wednesday evening at 6:00 pm. Just bring a dish and join in the social get-together.


WOMEN’S LUNCHEON

The 4th annual Women’s Luncheon will be held at the Clubhouse on Monday, December 16th at noon. The cost is $10.00 peer person and reservations must be made by December 3rd by calling Barb Culp @781-6910 or Nancy Trowbridge @442-0244. Bring a $5.00 ornament to exchange and since seating is limited to 40, make sure you make your reservations early so you can enjoy this gala affair. Any proceeds realized will be used to keep the clubhouse stocked with needed items, to keep the flowers adorning the patio next spring or any other projects needed to enhance our comfortable living at Chardonnay.

Scrapbooking

The clubhouse will be open on Monday, December 3 at 7:00 p.m. for those who want to join us. This month our special project(s) will be picture cards and mini-albums – perfect for gift giving or mailing to your family and friends. Each album or picture card (there are two different projects available) can hold up to 10 pictures. However, you may also make a two-picture card, if you would rather think small. As always, you can just come and work on your own album and enjoy the company of other scrapbookers.

In January, our monthly get together will be on Monday, January 7 at 7:00 p.m., once again at the clubhouse. The theme will be “getting organized” and the session will include instructions on how to get rid of those bags/shoe boxes/envelopes of pictures and organizing them all into one place. Once you get the knack of the lesson, you will be able to sort your pictures in a short time, and be able to find them again when you want to put them into albums.

We hope you will join us for these times of sharing.

Future scrapbook events will be on February 4, March 3, April 7, and May 5.

First, I Judi, would like to thank the members of the social committee and the Chain Gang for their help in getting the phone books put together and delivered. Without their help, the sheets would probably still be in my “in basket” waiting for me to get the work done.

Second, I want to thank my Welcome Committee ladies without whose help, meeting and greeting new residents the past two years would not have been possible. My thanks to Carolyn Ford, Evie Smith, Anne Kendall and Gail Hewitt for their work on this committee.

Last, but certainly not least, both Alan and I want to thank you of the community for your prayers and support and cards during Alan’s illness. Knowing we can rely on our neighbors if we need help, is a wonderful benefit of living at Chardonnay.
