Deck/Patio Enclosures

Unit Owners are permitted to enclose their decks or patios with screens or windows as follows:

1) Only Style #1 (Glass), Style #2 (Screen) or Style #3 (Patio) installed by “Patio Enclosures” may be used. See Attached.
2) They must be installed and maintained at the owner’s expense.
3) No changes are allowed to the original walls ceilings or windows except as required by the enclosure installation.
4) The board will continue to maintain the original walls and windows as with other decks and patios. The owners will continue to seal their decks as needed.
5) The enclosed decks and patios remain part of the “Limited Common” space. The board and/or their appointed representative retain the right to access the space for maintenance or inspection.
6) An exception to rule 3 allows the owner to extend the electricity from the outlet box to the ceiling for the installation of lights or ceiling fans. The electrical work must be done by a licensed electrician and meet local building codes.
7) Enclosing patios will require installing a foundation between the posts and between the posts and the building. This will leave a gap between the existing patio and the wall. This gap may be filled with concrete, some type of filler (gravel) or left open for plantings at the owner’s discretion. The wall and filler will be installed by Patio Enclosures as part of the enclosure installation. A sliding door should be installed on the front or sides of the enclosure.
8) The owner of the enclosed patio still has the right to plant up to 18” along the face of their enclosure as described in General Permit #008.

Specifications

Guarantee: 2 years on Labor, 15 years on material, Life on Glass.

Costs: Prices listed are based on floor location. The top floor on a two floor building uses the top floor prices. Stated prices are good until September 30, 2006.


Finish: Posts & Trim will be covered with sandstone colored enameled aluminum matching existing trim color.

Style #3 Patio Enclosures

A corner screened enclosure is shown. A glass enclosure would have a similar design with a transom above both sides. Doors can be installed either on the end or on the front.

Costs: Prices listed are based for lower floors only and include $900 for the concrete patio extension to the enclosure wall. Stated prices are good until September 30, 2006.
